Michael Tamillo

Mike is a 35+ career real estate professional. Mike has primary responsibility for investment strategy, transaction sourcing, and operations oversight of Impero Partners, LLC. In his extensive career he initially started by directing start-up and operations of private equity real estate syndication group at a William Blair Realty Services.

Mike has organized and directed (as private sector consultant) $2.3 billion development program for Chicago Public Schools, recommended and implemented project management and risk mitigation strategies for three, high-rise luxury condominium developments in downtown Chicago valued at $500 million. This project included resolving design and construction deficiencies, schedule and budget performance, project team organization, and retail leasing program to secure financing.

Established asset management and portfolio advisory business units leading to management of $1.3 billion in pension fund real estate assets while managing the programming, design and construction of 2 million square feet of office and retail space for banks, securities firms, law firms and other corporate tenants.

Recommended and selected developer; negotiated project terms, including ground lease, air rights, sale and development agreements, landmark designation, entitlements, TIF funding, preliminary design/construction drawings and budget for 500,000sf of office space, 65,000sf of retail space, a 350-room conference hotel and 150 condominiums.

Directed asset/portfolio management business units at a private investment firm; operating performance resulted in pension fund portfolio growth from less than $200 million to more than $1.3 billion in retail, office, industrial and multi-family assets under management.

Managed renovation of 1000 occupied affordable housing units for seniors and families. Refinanced and restructured partnerships with $68 million of tax-exempt debt, subsidized debt and low income housing tax credit equity.

Led start-up, training and direction of FDIC Owned Real Estate department of Midwest Region, closing 30 banks and liquidating nearly $1 billion of distressed real estate assets from 124 receiverships in 23 states.
